Danville's Resale Townhomes Now Compete With a Builder's Price List

October 29, 2026

When you price a Danville townhome, which sales do you compare it to? Danville's attached-home market is small enough that the comps for any one condo often come down to a handful of sales. That is starting to change. One builder is publishing a starting price in the same range as the resale median, and two more townhome projects are moving from approval toward construction. Over the next couple of years, resale sellers will be pricing against new construction as well as against each other.

How small the resale market is

These are Danville's condo and townhome resale numbers for the most recent four months of data:

Month (2026) Units sold Median price Days on market Sale-to-list
June 13 $1,080,000 26 97.7%
July 14 $1,125,000 32 99.5%
August 14 $1,130,000 23 99.0%
September 11 $999,999 62 99.6%

That adds up to 52 attached resales from June through September 2026. In a segment that small, one larger or smaller unit can move the median by tens of thousands of dollars. That's likely part of why the September median dropped to $999,999 while sale-to-list held at 99.6%. Buyers were still paying close to asking. Days on market rose to 62 in September, up from 23 to 32 days in each summer month.

Detached homes in Danville went the other way in September 2026. They had 49 sales, up 25.6% from September 2025, with a median of $1,888,000, down 10.1%. Those homes sold at 99.1% of list in an average of 31 days. The California Association of Realtors cautions in its September 2026 sales report that a change in the median can reflect the mix of homes that sold. That applies to both segments. The September figures show which homes changed hands that month, not a loss of value.

A public price list, near Costco

Trumark Homes is selling The Orchard on the former Borel property at 3020 Fostoria Way. It's 124 three-story, townhome-style condominiums on 7.4 acres near Camino Ramon and Fostoria Way, east of I-680. The builder's community page lists the homes as "Now Selling," starting at $955,000. Plans run 1,503 to 1,799 square feet with two to three bedrooms and a two-car garage.

The two sources give different prices. In May 2026, Patch reported that prices were expected to start in the mid-$1 million range. The builder's current page shows a starting price of $955,000. Either way, The Orchard's entry price is in the same range as the summer resale medians in the table above.

That's where the friction for buyers and sellers comes from. A resale townhome can close in weeks. The Orchard homes now listed on the builder's page show availability in February 2027, including one at 156 Tulare Court. The Town Manager's June 3, 2026 update said the first townhomes were going up as model homes. It also said an application for two more eight-unit buildings was under review by the Building Division. So a buyer weighing a resale against The Orchard is choosing between two timelines as well as two prices. A seller listing an older townhome now faces something new in this market, a public price on a brand-new unit nearby.

The Orchard also carries a separate rental piece, affordable apartments by Pacific West Companies. Those never show up in for-sale comps.

The pipeline behind it

The Orchard is the first project to reach buyers, and two more are in progress. As of October 2026:

  1. The Orchard, 3020 Fostoria Way. 124 for-sale townhome-style condos by Trumark, now selling, with listed homes showing February 2027 availability.
  2. The Lanes, 200 Boone Court. The former Danville Bowl site, approved by the Planning Commission on November 25, 2025, for 47 three-story townhomes and two junior ADUs. According to Danville San Ramon's October 2026 report, the bowling alley was demolished earlier this year, grading is underway, and building permit applications are expected to be filed soon.
  3. CPC Legacy / Charles Lane Townhomes, 222 West El Pintado. 49 three-story townhomes at Community Presbyterian Church. The Planning Commission approved the project on May 26, 2026, and the Town Council upheld that approval on appeal on July 21, 2026. The Design Review Board gave direction on siting, architecture, materials, landscape screening and lighting on September 24, 2026.

Together that's about 220 for-sale townhomes. Danville's attached resale market logged 52 sales in all of June through September 2026. The new homes will arrive over several years, not all at once. Even so, the new supply is several times larger than what the resale market has been absorbing.

This is planned growth. Danville's 2023–2031 Housing Element assigns the town 2,241 homes, and the Town describes its role as identifying sites and setting policy, not building housing.

A townhome with a second unit attached

The Charles Lane Townhomes add something Danville buyers don't usually see in the comps. According to the church's project details, each of the 49 townhomes has three bedrooms. Nineteen of them also have a directly attached accessory dwelling unit that is sold as part of the townhome. The church says some of those ADUs may be rented out separately, and others may work as a fourth bedroom or in-law space. The Town counts the project as 68 units for Housing Element purposes, but only 49 homes will be sold.

The square footage tells you more. The 19 ADUs total 5,757 square feet, about 300 square feet each, and the 49 townhomes total 83,544 square feet. The church calls the whole project "affordable by design" because the Town's M-25 zoning caps the maximum average square footage at 1,500 square feet per unit. It also plans a deed restriction on some units that would limit buyers or renters to state-set maximum income levels.

From a design standpoint, the published materials leave the biggest questions open. They don't say whether each ADU has its own exterior entry or its own utility meters. Those details decide whether the space works as a rentable unit or as an extra bedroom. They also decide how an appraiser and a future buyer will value it. Danville has no resale comps for this kind of home, so the first few sales will set the benchmark.

The church's own description is the only published account of how these ADUs may be used, and this post is general information, not legal, tax or financial advice. If you're thinking about renting one out, confirm the rules with the Town and the right professional.

What September's 62 days can and can't tell you

Two things happened around the same time. Trumark planned to open models and start presales in summer 2026, and Danville's resale townhomes took 62 days to sell in September. One month of 11 sales can't show a cause, and the median dip is easily explained by which units sold. What the timing does suggest is that attached-home buyers in Danville now have more to compare. A seller in the resale market is listing against neighbors and against a builder's model home with a published starting price.

For buyers, the practical question is whether you're buying a timeline or a floor plan. A resale can close before the holidays. A new build at The Orchard shows a 2027 delivery. The Charles Lane plans with attached ADUs aren't priced yet. For sellers, the question is how a home with no stairs to a third floor, an established yard, or a shorter wait compares to a new three-story unit near Costco. With this few sales, every listing gets compared closely.

Quick answers

Is The Orchard's starting price the same as a typical Danville resale townhome? The builder's page lists a starting price of $955,000. Danville's resale condo and townhome medians ran from $999,999 to $1,130,000 between June and September 2026. In May, Patch reported the expected starting price as mid-$1 million, so confirm current pricing with the builder.

When does The Lanes start selling? No sales date or pricing has been published. As of October 2026, the site was being graded and building permit applications were expected soon.

Are the Charles Lane ADUs sold separately? No. According to the church, each ADU is sold together with its attached townhome.

If you own a Danville townhome and are deciding whether to list before The Orchard's first homes are delivered in 2027, we can compare your floor plan, finishes and timing with the builder's offerings, unit by unit. Nivi Das Team will build that comparison as part of your home valuation.
